Alignment Briefs

The best hotels have a soul. The most profitable ones have discipline.

We don’t just visit properties; we look for the leaks. These studies are real-world examples of our 360° Framework in the wild. We dive into the friction points that dilute your brand and the small, high-impact fixes that protect your ADR. From the logistics of an urban hub to the sensory details of a luxury chalet, this is how we synchronize the guest journey.

The insights below are tactical alignment reviews – targeted snapshots of immediate revenue opportunities. These represent a brief high-impact portion of our full 360° review, focusing on quick wins that can be implemented without significant capital expenditure.

Strategic Snapshots

A brief high-velocity breakdown of identified gaps and the strategic outcomes that followed.

01 | The Maven Hotel

The Strategy: Operationalizing the micro-district advantage

  • The Audit: The Maven sits at the center of the Dairy Block, but it’s currently suffering from an identity blur. Because the hotel is surrounded by 16+ independent vendors, guests can feel like they are staying in a high-end marketplace rather than a private sanctuary. We identified a gap where the guest journey feels fragmented, causing the hotel to lose its status as the anchor of the experience.
  • The $0 Fix: Turning a Logistic into a Luxury
    • The Suggestion: We recommended repositioning the 2-mile courtesy car as the LoDo (lower downtown) parking solution. Since LoDo’s $50+/night valet fee is a primary cause of cart abandonment during the booking process, highlighting this existing asset as a parking solution in the pre-arrival funnel converts price-sensitive luxury travelers with zero new CapEx.
    • The Suggestion: We proposed a host of the block protocol. By using the existing digital guest platform to offer exclusive district credits available only to direct bookings as the ‘Maker Pass’, the hotel reclaims its authority as the curator of the alley.
  • The Business Logic: Giving the guest a functional, math-based reason to bypass Expedia and book directly with the host of the block.

02 | Thompson Denver

The Strategy: Monetizing the dark hours & the executive ecosystem

  • The Audit: The Thompson is a high-spec asset that faces a common urban challenge: daytime dead-zones. Its most expensive square footage – the social lounges and premium suites – often sits stagnant for 12+ hours a day. Our review focused on how to stop the margin leak to OTAs by shifting the property from a design commodity to a business power-base.
  • The $0 Fix: The third space revenue pivot.
    • The Suggestion: We recommended repositioning mid-tier suites as private executive offices during the workday. This creates a secondary revenue stream for rooms that are already being maintained, maximizing the yield per key.
    • The Suggestion: To drive direct loyalty, we proposed a direct-only social access tier. Guests who book through the hotel site get exclusive, 24/7 access to the 6th-floor lounge as a co-working sanctuary, giving the business nomad a functional reason to bypass third-party sites.

The Business Logic: Increasing RevPASH (revenue per available square foot) by making the building work 24/7.

03 | Kimpton Hotel Born

The Strategy: Owning the arrival

  • The Audit: The property’s proximity to Union Station was being treated as a noise and traffic liability. We saw it as a massive infrastructure asset. The gap wasn’t the location; it was the lack of a seamless transition from the train platform to the guest room.
  • The $0 Fix: The arrival bypass
    • The Suggestion: We proposed a platform-to-pillow arrival. By utilizing existing guest messaging tech, the hotel can facilitate a VIP check-in that begins the moment the A-Train hits the platform, transforming a public station into a private valet experience.
    • The Suggestion: We recommended positioning the hotel as the logistical safe haven for the high-spend family traveler. This includes a family-first protocol – mapping quiet-zone floors and providing pre-verified cold storage for formula – to solve the functional stress of traveling with infants.
  • The Business Logic: Converting a geographic liability (transit volume) into a proprietary service model that justifies a 15% ADR premium.
